All utilities are the tenant’s responsibilities except where other wise noted.
Electric service is typically through American Electric Power or South Central Power. Tenants should budget accordingly in order to pay their electric bills. Per your lease, you must keep your utility bills up to date and current and the account must be in your name.
If you have never have electric service through either AEP or South Central, you may be asked to pay a deposit when you sign up for service. That deposit may be determined based on your credit worthiness. Generally, that deposit is returned to you after so many months of on time payments.
You can easily setup new service on AEP’s website or by calling 800-282-5064 for South Central Power. If you’re an existing electric customer with either company, you may transfer service via their website.
Water / Sewer / Gas / Trash
The majority of our rental properties are within the City of Lancaster and therefore the remainder of your utilities will be serviced by the City of Lancaster Utility department. Setting up and transferring service is as simple as stopping into their office during their regular business hours. You will need to take a copy of your new lease and your driver’s license. If this is your first time having service with the City of Lancaster, they will ask you to pay a deposit.
Be sure and ask them about their level billing plan. This makes budgeting each month so easy!
